What is the Pet Policy at Four Lakes?

Each household is permitted to have no more than two (2) domestic pets which have been approved and registered by Community Management. To be approved, the pet must be a true household pet (small to mid-size dogs, cats, and birds). Breed and weight restrictions apply (call office for details). No farm-classified animals are allowed.

Do you have to be 55+ to live here?

Our community is intended for occupancy by persons 55 of age and older. At least 80 percent of the occupied units must be occupied by at least one person who is 55 years of age or older as of the date of occupancy. However, the minimum age requirement is 40.

How close are you to Tampa & Orlando?

Winter Haven’s central location is one of the top reasons so many choose to call this city “home”. Right in the middle of Orlando and Tampa, you’re only about a 40 minute drive to either of the two airports and all of the main attractions that draw people to vacation here!

What does lot rent include?

Your monthly lease covers not only the space within the community and professional management of the community, but it also covers the upkeep of all the common areas, the use of amenities, and gated security. In addition, the lifestyle that is provided here ensures that you always have something to do – boredom and loneliness are hard to come by. From “dinner and a movie” (without leaving the property), to cards, parties and crafts, your retirement here can be all that you ever dreamed of! All of that is included in the value of your monthly lease.

How often does the rent increase & what percentage is that increase?

Here at Four Lakes, we are a bit different from our competitors who can charge up to a whopping 5% annual increase on monthly rent (which adds up a LOT after only a few short years). CRF Communities guarantees, by a predetermined formula detailed in your prospectus and lease agreement that your base lot lease will increase by the greater of $5 or the increase in the CPI (Consumer Price Index), along with any pass throughs or government assessments. Residents receive a letter each year informing them what the increase will be for the coming year.

What other fees are associated with living in Four Lakes?

Aside from the monthly lot rent, each home owner is responsible for their own utilities (water/electric), homeowners insurance, lawn maintenance (if you choose not to maintain it yourself), trash pickup (billed quarterly), and cable.

Can our family and grandchildren stay & visit with us?

YES! Guests are always welcome. They must abide by the same rules and regulations as residents, and they cannot stay longer than 30 days per calendar year – up to two weeks consecutively. Many grandparents tell us that they love their grandchildren, but they don’t want to live with them, and they certainly wouldn’t want to live with their neighbors’ grandchildren, either…one of the benefits of a 55+ community!

Why are there community rules and regulations?

Our community standards help maintain a safe, beautiful setting for retirees to live and play. Our rules were written with residents in mind, as well as our own 40+ years experience managing Florida manufactured home communities. Many residents have told us that they move to our communities specifically because of our standards, and the stability that the rules create within the community environment.
